Question I thought they came back every year?

I am having a hard time this year! I have been told many times that they grow back every year,however some spots dont. One of my spots was holding a load of yellows last year,and not one this year. Another one of my spots produced a pile 2 yrs ago,not one last year,and two this year. I also have random ones popping up in my yard,where I know for the last 15 yrs,havent had a one. I have been drying mushrooms on my deck for the last 5,but none by the deck or near. My first thought was that they just blew there. But,I live in the city limits with neighbors all around me,and have combed for a nearby host tree with no success. The weirder thing is that the ones in my yard are 3 different species! yellows,greys,and whites. Did I bring them here? Or is this mysterious placement key to its survival? someone? Anyone? Help,Please

Yellows, Greys and Whites are in fact the same species. I don't know why they take on different appearances, but I would guess it is soil temperature, soil type, amount of light or amount of moisture. If you are finding them near elms, I have bad news - the same tree will only produce for 3 or 4 years, and will usually only produce a lot once or twice.
